Applications move faster — and look stronger — when your paperwork is ready before you tour your favorite place.
Identity and contacts
- Government-issued photo ID
- Current contact phone and email you’ll actually monitor
- Emergency contact name and phone
- Current and prior addresses (usually 2–3 years of history)
Income and employment
- Recent pay stubs (often last 30 days)
- Employment offer letter if you’re starting a new job
- Other income documentation if needed (benefits, support, etc.)
- Self-employed: recent tax return or bank statements as requested
Aim for clarity. Owners and managers want to see that rent is realistically affordable.
Rental history
- Prior landlord names and phone numbers when available
- Explanation ready for any gap, eviction, or early lease end (honesty beats surprises)
- Roommate or co-signer details if someone else is on the lease
Money to have available
Confirm exact amounts before you apply:
- Application fee(s) per adult
- Security deposit
- First month’s rent (sometimes last month too — ask)
- Pet deposit / pet rent if applicable
- Possible admin or move-in fees disclosed in writing
Pets and extras
- Vaccine / registration records if required
- Pet photo and description
- Parking or storage needs noted up front
Before you hit submit
- Re-read the listing for income minimums and occupancy limits
- Confirm move-in date you can actually meet
- Ask whether multiple applications are being accepted and how selection works
- Never wire money to a stranger for a unit you have not seen through a verified process
