CALVIN LYMANREAL ESTATE

Checklist

Tenant move-in checklist for OKC metro rentals

Protect your deposit and start strong — utilities, walkthrough documentation, keys, and first-week setup for renters.

All checklists

Move-in day sets the baseline for your entire lease. A careful walkthrough and utility setup prevent most deposit disputes later.

Before move-in day

  • Re-read the lease for possession date and utility responsibilities
  • Schedule electric, gas, water, trash, and internet start dates
  • Buy renter’s insurance and confirm it meets any lease minimums
  • Confirm payment method for rent and how to submit it
  • Get written confirmation of any promised repairs with deadlines

Walkthrough documentation (do this empty if you can)

Photograph and/or video every room, including:

  • Walls, ceilings, floors, and trim close-ups of existing marks
  • Appliances (inside and out), under sinks, and around toilets
  • Windows, screens, blinds, and locks
  • Closets, garage, storage, and yard/patio
  • Smoke/CO detectors and HVAC filter condition

Send a dated copy of your notes/photos to the owner or manager per their process, and keep your own copy.

Keys, access, and safety

  • Collect all keys, fobs, garage remotes, and mailbox keys
  • Test every lock and garage opener
  • Locate water shutoff and breaker panel
  • Test smoke/CO detectors; ask for replacements if missing or chirping
  • Change codes you are allowed to change; ask about rekey policy

First week setup

  • Confirm utilities are in your name where required
  • Set calendar reminders for rent due dates
  • Learn the maintenance request process before you need it
  • Meet parking rules (stickers, assigned spots, street restrictions)
  • Note trash day and bulk-pickup rules

Deposit protection habits

  • Keep a “lease file” (digital folder) with lease, addenda, move-in photos, repair requests, and payment confirmations
  • Report problems early in writing
  • Don’t assume a verbal “don’t worry about it” will protect you at move-out
