A rental showing is your chance to verify the listing — not just admire the flooring. Ask clear questions, write down the answers, and compare units the same way every time.
Money and timing
- What is the exact monthly rent, and what is included?
- Are there recurring fees (pest control, trash, HOA, amenity, parking, pet rent)?
- How much is the security deposit, and is any of it non-refundable?
- When is rent due, and what are late fees / grace periods?
- When would the unit be available, and is the date firm?
- Are application fees refundable if I’m not approved?
Utilities and monthly extras
- Which utilities does the tenant pay?
- Average utility ranges for similar units (ask for a ballpark, then verify if you can)?
- Is internet wired / which providers work well here?
- Who handles trash and recycling, and on what schedule?
Maintenance and repairs
- How do I submit a repair request?
- What is a typical response time for non-emergencies?
- What counts as an after-hours emergency?
- Who handles HVAC filters, lawn care, and snow/ice if relevant?
- Any known recurring issues with this unit or building (plumbing, pests, roof leaks)?
Safety and condition
- When were smoke and carbon monoxide detectors last checked?
- Any recent repairs for water intrusion, foundation, or electrical?
- Have there been pest treatments? How often?
- Are there working locks on all exterior doors and accessible windows?
Pets, guests, and daily living
- Exact pet policy (type, size/weight, breed restrictions, fees, deposits)?
- Guest policy and maximum stay for overnight visitors?
- Parking rules for residents and guests?
- Quiet hours, smoking rules, and shared-space expectations?
- Laundry: in-unit, on-site, or off-site — and any fees?
Lease and move-out
- Lease length options (12-month, month-to-month, other)?
- Can I renew, and how is renewal rent determined?
- Notice required to vacate?
- Early termination options and costs?
- What does a “clean” move-out look like for deposit return?
Neighborhood and commute reality checks
Ask yourself (and the showing agent/owner) on site:
- What does this street sound like at 7 a.m. and 9 p.m.?
- Where will I park when I have company?
- How long is the real commute at rush hour?
- Where is the nearest grocery run that fits my routine?
Red flags worth pausing for
- Pressure to apply immediately without seeing the lease
- Vague answers about who owns/manages the property
- “We’ll fix everything after you move in” with nothing in writing
- Deposit or rent requests outside a normal documented process
- Refusal to let you document existing damage at move-in
