Money and financing
- Pre-approval (or proof of funds) is current and attached
- Purchase price matches your payment comfort
- Earnest money amount and delivery timing are clear
- You understand cash needed beyond earnest money (inspection, appraisal, closing)
Terms
- Option/inspection period length is intentional
- Closing date works for you, your lender, and (if needed) your lease
- Contingencies you need are included — and ones you don’t need are not cluttering the offer
- Personal property included/excluded is spelled out
Property reality check
- You toured (or had a trusted proxy tour) at a realistic time of day
- Obvious red flags are noted for inspection focus
- HOA / flood / insurance questions are already on your follow-up list
